Common questions

How long does the application process take?

Typically 1–2 business days from the time we receive a complete application with all supporting documents. Incomplete applications take longer because we have to come back to you for missing items.

What's the minimum income I need to qualify?

As a guideline, your gross monthly income should be at least 3× the rent. So for a R7,000/month apartment, that's around R21,000 gross per month. We do consider full applications holistically — bank conduct, employment stability and rental history all factor in.

Can I apply before viewing?

We strongly recommend a viewing first — you'll get a feel for the building and we can answer questions in person. If you're relocating from another city we can arrange a video walkthrough.

What's the deposit?

One month's rent, paid once-off before move-in. You'll also pay a R750 lease admin fee. Both are detailed on the unit page before you commit.

Can I move to another Africrest building during my lease?

Yes — this is the FLEX promise. Move between any Africrest buildings during your lease, free of penalty. No early-exit fees, no deposit loss. Most moves happen within 4–6 weeks. How FLEX works →

Do I need to bring anything to the viewing?

Just yourself. Bring your ID if you'd like to start your application form on the spot, but it's not required.

What happens if I'm declined?

We'll let you know the reason if it relates to something fixable (missing documents, clarification needed). For credit-related declines, we can't share specifics — but you're welcome to reapply once your circumstances change.

Are pets allowed?

Most of our buildings are not pet-friendly due to body corporate rules in mixed-use developments. A few estates allow small pets — check the building page or ask the on-site team.
